However, if you are preparing to sell a house, you should know that there are other issues that you can improve to raise your sales price. One of these is the kitchen by making it fit current standards.
Below is a list of changes you can make to place the home you want to sell in the top of the buyers’ preferences and that you should consider for a quick kitchen renovation that doesn’t necessarily require a big investment.
1.Cover the workspaces with granite countertops
On average, according to recent studies conducted in the US, homes with such finishes are sold 38 percent faster than those with melamine surfaces, for example. Granite is a material that looks more elegant, it can stand the test of time successfully and now there are plenty of options on the market in terms of color. It’s one of the most popular choices for kitchen countertops.
On the other hand, it’s also a natural material which can bring you bonus points for those who are interested in having a modern home that combines modern appliances and finishes with natural materials for a more welcoming space.
2.Paint the kitchen cabinets in two colors
This is another feature that seems to fit the taste of new buyers. Note that for an even more powerful visual effect, the lighter color should be applied at the top and the darker color at the base to create the feeling of space. Of course, you should opt for colors that complement each other and not for something that is too out there, or too vibrant, because not everyone likes to have such statement pieces in their kitchen.
Another option is to play it safe and simply use different shades of the same color, for a subtler effect that still creates the appearance of more space on a visual level. Repainting the kitchen cabinets is a good idea if they are in good shape and not completely outdated. Otherwise, it’s best to simply replace them with new kitchen cabinets that are already painted in two colors.
3.Increase the storage space
As expected, most of the people interested in buying a home are delighted to have spacious rooms, regardless if these are rooms that traditionally are larger, such as the bedroom and the living room or if they’re rooms that in some cases are not as spacious, such as the kitchen or the bathroom. According to a study, no fewer than 80 percent of the people asked even mentioned that they would like to have enough storage space, regardless of the size of a room.
Therefore, to create more space, leave out bulky kitchen cabinets and opt for those that offer more storage space, open shelves, drawers and any other storage solutions that can come in handy to store all the pans, pots and items that are rarely used.
4.Apply small tiles on the walls
Unexpectedly, one of the surveys conducted on the US real estate market revealed that kitchens with small tiles are sold by 13 percent faster than those with other types of materials. The great thing about this is that you can create all kind of patterns and color combinations, which are easier to make with smaller tiles. Yes, it takes more time to apply it on the wall, but the visual impact is stronger.
Especially, for a beautiful and creative kitchen backsplash, you can opt for various tile combinations or for tile in different shapes and sizes.
5.Upgrade the kitchen sink
Studies show that a ceramic sink placed in the kitchen influences the choice of home buyers. And if it also has a special compartment for dishes, we are already talking about an 8 percent increase in the probability of selling the house.
You don’t necessarily have to opt for a ceramic sink, but make sure that you replace the kitchen sink with a new one if the one you have is cracked or shows serious signs of wear and tear.
6.Tear down some walls
More than half of respondents surveyed in a study said they wanted their future home not to have a separate living room from the kitchen. So an open space kitchen would become a priority on the list of most buyers. However, make sure that you don’t just tear down walls that are important for the structure of your house.
7.Make sure the kitchen has a dining space
Because no family wants to get stuck in the kitchen during a dinner and not have enough room at the table, there should be some room for a dining space. In this case, a home with a dedicated dining space becomes a priority for any potential buyer.
